The community had approximately 2,360 residents in the 2021 Census, with a median age of about 48 years. Its population includes a significant proportion of older adults, with 24% aged 65 and over. Real estate in Crestwood is dominated by houses, with roughly 83% of occupied dwellings being detached houses. Much of the original residential real estate was built in the post-war period, although redevelopment has introduced newer infill homes and substantially renovated properties alongside the older executive bungalows. Current listings illustrate a wide range of values, from modest properties to luxury infills and large custom-built homes, with many generously sized lots. The combination of mature trees, river-valley access, established streets and proximity to central Edmonton makes Crestwood a distinctive market for buyers seeking traditional and newer options.
