About Northwest Edmonton Properties

There are six districts in northwest Edmonton situated west of 97th Street and north of the Stony Plain Road. These districts—Westmount, Palisades, Big Lake, Calder, Castle Downs, and Jasper Place—are located in real estate zones 08, 21, 27, 01, and 59. Northwest Edmonton homes for sale range vastly in age, price, style, and diversity, from wartime dwellings with big backyards to urban properties in new developments with garage suites.

The least expensive northwest Edmonton homes for sale are located in Calder. This is a great area for first-time buyers, investors, and retirees. Shepherd's Meadow 55-plus bungalows have reasonable condo fees and several amenities that include a restaurant, social area, exercise room, library & a chapel. Duplexes and basementless bungalows can be found around the $250,000 mark.

The northwest is best known for Castle Downs, where you can purchase townhouses, duplexes, and standalone houses for the same amount as paying rent. It is best known for the beautiful Beaumaris Lake and its recreation center.

Jasper Place was once part of west Edmonton. It is similar to the Calder district with plenty of bungalow-style houses, back alley access, and oversized detached garages. 

The least known area is Big Lake; here you will find a mix of newer northwest Edmonton homes for sale. From spacious townhouses and half duplexes with front heated garages to more executive houses that make you feel like you live in a resort nestled in private settings backing onto Horseshoe Lake with walkouts, beautifully landscaped yards, and spacious triple-car garages.

Palisades is known for their community lakes and family ambiance. These northwest houses were constructed between 1987 and 2016 and are located north of the Skyview Center, also known as Pembina.
