Riverbend homes consist mainly of luxury homes, move-up houses and retirement condominiums surrounded by mother nature. These communities include Brander Gardens, Brookside, Bulyea Heights, Carter Crest, Falconer Heights, Henderson Estates, Ogilvie Ridge, Ramsay Heights, and Rhatigan Ridge. Terwillegar Heights is situated south of Riverbend and is focused on families with ample playgrounds and several annual community functions. These neighbourhoods include Haddow, Hodgson, Terwillegar Towne, MacTaggart, Magrath Heights, South Terwillegar, and Leger.


Bounded by Gateway Boulevard and the river valley, University of Alberta area is located in southwest Edmonton. Homes in the prime University area range from original character houses, luxury houses and new infills with separate rental income suites. Real estate in the prime University area price per square foot is the highest in the city in Garneau, Grandview Heights, McKernan, Queen Alexandra, Strathcona, and Windsor Park. If you are looking to purchase real estate near the U of A, homes in the Greater University area are a great chose. Originally, homes in this part of southwest Edmonton were constructed for the elite and offer larger stand-alone houses with bigger yards. These communities include Allendale, Empire Park, Parkallen, Lansdowne, Lendrum Place, Malmo Plains, and Pleasantview.


Popular in southwest Edmonton, Kaskitayo homes were mainly constructed in the eighties. Real estate in this portion of the city ranges from ample townhouse style condos and starter homes in Blue Quill, Duggan, Ermineskin, Greenfield, Rideau Park, Royal Gardens, Steinhauer, and Sweet Grass to luxury properties. Several of the Kaskitayo Ravine homes offer amazing views along the Derrick Golf Club and from the Whitemud Creek Ravine which is shared by Riverbend. These Kaskitayo ravine homes are located int he communities Aspen Gardens, Bearspaw, Blue Quill Estates, Keheewin, Skyrattler, Twin Brooks, and Westbrook Estate.


Located in the furthest south part of southwest Edmonton lies the Heritage Valley. Recent homes construction in the communities of Allard, Cavanagh, Chappelle, Desrochers, Graydon Hill, and Paisley have only recently been built or are still new builds. Heritage Valley New Builds have become more popular with a younger demographic, allowing them to own air-tight homes with high-efficiency appliances keeping real estate ownership at a minimum. However, if you are not looking to wait for landscaping to be completed and live with the noise of new constructed, the Heritage Valley also features homes which are only a few years old in the communities of Blackburne, Blackmud Creek, Callaghan, Hays Ridge, Heritage Valley Town Centre, MacEwan, Richford, and Rutherford in southwest Edmonton.


South of Anthony Henday lies the newest Southwest Edmonton district called Riverview. This area still has on-going construction and are nestled near some beautiful ravines and country residential real estate. Riverview homes are located in the communities of  Edgemont, Riverview, Stillwater, Uplands and the up and coming community of River's Edge. The last southwest Edmonton area is the Windermere district was developed during Edmonton's last real estate boom. The majority of houses in the Windermere area are luxury houses, upscale homes and penthouse condominiums. These neighbourhoods include Ambleside, Glenridding, Keswick and Windermere Estates.
